GATEWAY APARMENT RENTAL POLICIES

PAYMENTS – 50% of the rental amount is due at the time of booking if the booking is made outside of 30 days. Full payment is required within and including 30 days prior to arrival. If it is agreed to divide payments into smaller sums, it will be noted on the Rental Agreement with a date and with the remaining balance owed.The amount of Security Deposit will vary depending on the unit, length of stay and number of occupants. A credit card (Visa, Mastercard or Discover - no debit cards) may be used as security instead of paying the Security Deposit for shorter stays. The reservation is firm once the first payment has been made and the signed Rental Agreement including the Guest Information Form and a copy of the driver's license for each adult have been received (Rental Agreements are signed via electronic signature).   

CANCELLATION – Reservations are considered booked when The Guest’s payment has been received and the rental agreement has been signed. To cancel the reservation, notice of cancellation must be in writing and received more than 30 days prior to your check-in date. The Owner will refund the sums you have paid, less a cancellation fee equal to 10% of the total rent amount. If your notice of cancellation is RECEIVED LESS THAN 30 DAYS PRIOR TO YOUR CHECK-IN DATE, Guest will forfeit all sums paid, except the cleaning charge (if applicable) unless we are able to re-rent the property to someone else, at the same rate for the same period. In the event the property is re-rented for less than the original amount of rent, canceling Guest will receive the balance of his advance rental payment less an amount equal to 10% of the original rent and less any amount necessary to make full payment to the owner. 

CHECK-IN – Unless otherwise arranged, the first day of your stay starts at 4:00 P.M. Please plan to pick up your keys at this time.

USE OF PREMISES – The apartment shall not be used for any unlawful or illegal purpose. The Guest agrees to keep the apartment in a neat and orderly condition. No nails, screws, or other items are to be driven into any portion of the apartment. Only the number of persons indicated on the lease shall occupy the apartment. The apartment is to be used for residential purposes only. No commercial, industrial, or retail activity shall be conducted in the apartment.

SMOKING - Smoking is not permitted inside the apartments or anywhere on the grounds. A designated smoking area is available.

CHECK-OUT – Unless otherwise arranged, your departure time is BY 11:00 A.M. on the last day of your confirmed reservation. UPON YOUR DEPARTURE, PLEASE:

1. Be sure all of your personal belongings are with you. The Owner assumes no responsibility for any items you leave behind.
2. Be sure all dishes are washed and put away and garbage is removed. The Owner will charge The Guest for extra cleaning or for any damages that are incurred during The Guests occupancy of the suite.
3. Close the door and lock it behind you. 
4. To avoid additional fees, please return the key and parking permit (if applicable) to the specified drop-off location given to you by The Owner. Fees for non-returned items are $25 for parking permit (if applicable) and $30 for each non-returned keys.

EXTENSION OF CHECK-OUT – Should The Guest require an extension beyond the scheduled departure date, please contact The Owner fifteen (15) days in advance of the scheduled check-out date. The Owner will do everything possible to meet the request; however, THE OWNER CAN MAKE NO GUARANTEE THAT YOU WILL BE ABLE TO EXTEND YOUR STAY. If The Owner cannot extend The Guests stay in the present apartment, The Owner will attempt to transfer The Guest to another one of The Owner’s apartments, subject to availability. A $100.00 administration fee will be charged for any extensions or transfers made with less than fifteen days notice. If The Owner is unable to extend The Guests stay, The Guest must be prepared to leave on the morning of his checkout date according to the procedures outlined in the above section entitled “Check-Out”.

RESERVATION UPGRADE - At times it may be necessary to change reservations to a different unit. Tenants agree to accept upgrades to a more expensive apartment if the need arises at no additional cost to tenants.

PARKING - We have a small parking lot with six (6) spaces. We cannot accommodate trucks, large SUVs or Vans in the parking lot. Off-street parking cannot be guaranteed and is depending on the size of your vehicle and availability. Free on-street parking is available with permit. Please call or email to inquire if parking will be available if you would like to know prior to making a reservation. Parking spaces will be assigned at arrival.

PETS – We do not normally accept pets but have made exceptions in the past and allowed small dogs. Please call to find out more about our policy.  

MAINTENANCE – If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects The Guests stay; The Owner reserves the right to refund at their discretion or relocate guests to another apartment.

WHAT WE SUPPLY – The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include duvet, linens, pillows, towels, a fully equipped kitchen, TV, furnishings. Paper products are supplied, but will not be replaced if consumed. We may not have all the items you are accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Occupancy is based on sleeping capacity; each apartment may not have ample dining/living room seating to match bed capacity. You should bring personal items such as bath soap, shampoo and toiletries. If any of these items are not in the unit, please contact us and we will deliver them as soon as possible.

HOUSEKEEPING – Each property will be inspected, sanitized and cleaned after your departure. The cleaning fee you are paying covers light move out cleaning and  laundry. YOU ARE REQUIRED to leave the property in the same general condition that you received it. If additional cleaning is required, appropriate charges will be at The Guest’s expense at a rate of $35..00 per hour. NO SMOKING inside the units! Housekeeping services are available for a small additional charge and  include linen exchange, light vacuuming and dusting, cleaning of bathroom, surface cleaning of kitchen including emptying of garbage container. Cleaning does not include washing of dishes. Only items in garbage containers will be disposed of as garbage unless items are clearly identified as garbage. Personal items will not be moved..

LIABILITY – The Owner is not responsible for any personal effects of The Guest which may be missing from the apartment. The Owner maintains insurance on the structure and those items belonging to The Owner. The Guest is responsible for insurance on all personal items. The Owner advises The Guest to consult with a qualified insurance agent to determine their personal insurance needs. The Guest shall be fully responsible for all damage to the suite or contents during their stay. In the event that the apartment becomes un-rentable through any action of The Guest, then The Guest agrees to pay the nightly rate as specified in the “Rates” section until the apartment may be put back into a rentable condition. 

The Guest agrees to hold The Owner harmless from any injury resulting to The Guest, their invites or other persons, or their personal property, occurring in the apartment itself or in any common areas including, but not limited to stairways & parking lots that may be used by The Guest, their invites, or other persons from time to time. The total liability to The Owner from any loss to The Guest due to interruption of essential services, fire, or other occurrences that renders the apartment unusable shall be only those days of rental which The Guest has prepaid and not used.
